Natick Median Tops $1 Million as Spring Home Sales Season Closes Strong

NATICK -- Two Natick properties changed hands for more than $2 million apiece during the final month of spring, anchoring a period that saw 19 recorded deed transfers, though prices were disclosed in fewer than half of them.

  • Nineteen deeds were recorded between May 31 and June 29, 2026, but sale prices were disclosed in only 10 of those transactions. Among the 10 priced sales, figures ranged from $295,000 to $2,400,000, with a median of $1,045,000. The volume of 19 transfers reflects a moderately active period for Natick, though the high proportion of undisclosed prices — nine of 19 transactions — limits a full picture of market conditions. Several of those undisclosed transfers appear to be intra-family or trust restructurings rather than arm's-length sales.

  • The month's highest recorded transaction was 2 Arrow Path, which sold June 5 for $2,400,000. Todd A. Bridges and Sheila Beail Bridges were the sellers; Andrew Palmer and Lauren Elizabeth Ayer are the buyers. Close behind, 6 Briar Lane sold June 4 for $2,350,000; seller MC B LLC conveyed the property to Marc Maddox and Maria M. Montejo. The third-highest priced sale was 36 Charles St., which traded June 5 for $1,950,000, with Joyner Charles LLC selling to Durga Shailesh Kudtarkar and Abhijeet Anand Salunkhe. At 5 Wight Farm Road, Wenbo Huang purchased the property from Henry P. and Janice G. Massar for $1,338,000 on June 2. Rounding out the top five, 25 S. Lincoln St. sold June 1 for $1,240,000; Brandon E. Butler and Lindsay C. Swanson were the sellers, with Max B. Kanner and Courtney F. Moran as buyers.

  • Three of the five highest-priced transactions — Arrow Path, Briar Lane, and Wight Farm Road — were concentrated in what appear to be residential neighborhoods west of downtown, each topping $1.3 million. The South Main Street and South Lincoln Street corridors each contributed one mid-to-upper-range sale, at undisclosed and $1,240,000, respectively. The mid-tier range of $690,000 to $850,000 included three sales: 13 Bellevue Road at $850,000, 15 Terrane Ave. at $730,000, and 7 Westwood Road at $690,000. At the lower end of the disclosed-price spectrum, a unit at 32 Silver Hill Lane sold for $399,000, the only transaction that clearly indicates a condominium or attached unit format by its unit designation, and one sale recorded without a full street address came in at $295,000, the period's lowest disclosed price.

  • Of the 19 recorded deeds, at least eight involve a grantor and grantee who share the same surname or are explicitly identified as trustees of the same trust — including transfers at 15 Donovan Lane, 10 Whispering Lane, 11 Hammond Road, 17 Village Way Unit 4, 5 East St., 68 S. Main St., 72 Eliot St., and 8 Magnolia Road. These transactions are consistent with estate planning or property restructuring rather than traditional market sales, and they account for the majority of the undisclosed-price entries. Among clearly arm's-length sales, the disclosed transactions skew heavily above $1 million, with six of 10 priced sales at or above that threshold. One transaction, recorded June 1, lacks a street address in the deed data and is reported here with price only at $295,000; the incomplete address record limits additional detail. Bed, bath, and square footage data are not available from deed records.
