Natick Median Sale Price Hits $750,000 as Upper-Tier Deals Drive Late Spring Market

NATICK -- Three of the 11 disclosed-price sales recorded in Natick between May 28 and June 26 came in at $1.2 million or higher, anchoring a median sale price of $750,000 across the period.

  • MARKET OVERVIEW
  • Nineteen deeds were recorded in Natick during the roughly four-week period, but sale prices were disclosed on only 11 of those transactions. Based on the 11 disclosed prices, the range ran from $295,000 to $1,800,000, with a median of $750,000. The raw volume of 19 recorded transfers reflects a moderately active period for the town; however, the high share of undisclosed prices — eight of 19 transactions — limits full market analysis. Several of those undisclosed-price transfers appear to be same-party trust or estate conveyances rather than arm's-length sales.
  • TOP SALES
  • The month's highest-priced transaction was 10 Nolin St., which sold May 28 for $1,800,000. The seller was the Nolin Street Realty Trust, with Michael G. Mabardy as trustee; the buyers were Sarah Elizabeth Gannon and Michael James Gannon. Two transactions tied for the second-highest disclosed price at $1,240,000. At 25 S. Lincoln St., Brandon E. Butler and Lindsay C. Swanson sold to Max B. Kanner and Courtney F. Moran on June 1. At 7 Allison Way Unit 32, Hollie J. and Jeffrey Luber sold to a trust held by Shirin Shahidi and Darius Dan Moradi on May 29. Rounding out the top tier, 5 Wight Farm Rd. sold June 2 for $1,338,000; Henry P. and Janice G. Massar were the sellers and Huang Wenbo was the buyer.
  • NEIGHBORHOOD BREAKDOWN
  • East Street recorded two deed transfers during the period — 5 East St. and 19 East St. — though neither disclosed a sale price; both appear to be trust conveyances involving the same parties as the prior owners. Among disclosed-price sales, the over-$1 million tier accounted for four transactions: 10 Nolin St. ($1,800,000), 5 Wight Farm Rd. ($1,338,000), 25 S. Lincoln St. ($1,240,000), and 7 Allison Way Unit 32 ($1,240,000). The $500,000-to-$1 million tier included four sales: 13 Bellevue Rd. ($850,000), 15 Terrane Ave. ($730,000), 7 Westwood Rd. ($690,000), and 4 Wedgewood Rd. ($750,000), with 6 Cypress Rd. at $500,000 sitting at the tier's floor. Three sales fell below $500,000: the unit at 48 Silver Hill Lane ($320,000), one transaction recorded without a street address ($295,000), and 6 Cypress Rd., which at $500,000 straddles the boundary.
  • MARKET NOTES
  • The dataset does not include square footage, so price-per-square-foot comparisons are not possible. Of the 11 disclosed-price sales, at least two involve condominium or unit-style addresses — 7 Allison Way Unit 32 and 48 Silver Hill Lane Unit 24 — suggesting a mix of attached and detached property types in the period's activity. The buyer of 4 Wedgewood Rd. is listed as Silva Development LLC, indicating at least one acquisition with a likely investment or development purpose, though no further details are available from deed records. Eight of the 19 recorded transfers show hallmarks of intra-family or trust restructuring — same or closely related names on both sides of the deed — and are not counted among the arm's-length sales for pricing purposes.
