Natick's priciest home sale of the period reaches $1.55 million on Speen Street

NATICK -- Twenty properties changed hands in Natick over the past month, with disclosed sale prices ranging from $450,000 to $1,550,000 and a median of $820,000, according to deeds recorded at the South Middlesex Registry of Deeds.

MARKET OVERVIEW

The registry recorded 20 property transfers in Natick between June 19 and July 18. Of those, 13 included a disclosed consideration amount; the other seven were transfers into family or individual trusts, for which no sale price was recorded. Among the 13 disclosed sales, prices ranged from $450,000 for a single-family property on Florence Street to $1,550,000 for a home on Speen Street, with a median of $820,000. A raw count of 20 recorded transfers over a four-week span reflects a active pace of activity by transaction count alone, though the data does not include comparative figures from prior months.

TOP SALES

The month's highest-recorded sale was 79 Speen St, which sold for $1,550,000 on June 25. The seller was Silva Development LLC; the buyer was Dianna Reza. Second was 48 Wethersfield Rd, which sold for $1,430,000 on June 24; sellers Robert M. Najarian and Kristin R.K. Najarian sold to Soham Dasgupta and Vasudha Mahajan. Third was 59 Everett St, sold for $1,300,000 on June 23 by Daniel W. Kahn to Steven and Janice Brandt. Rounding out the top five: 29 Pearl St sold for $911,000 on June 26, with sellers Ben and Elena McNally transferring to Kate Lew and Craig R. Idlebrook, and 4 Maple St sold for $880,000 on June 24, with sellers Jon McCallie and Kirsten Schulte transferring to Eric Colby Ford and Ntsa Iab Ford.

NEIGHBORHOOD BREAKDOWN

No street in the dataset recorded more than one sale, so no single-street clustering emerged this period. By price tier among the 13 disclosed sales: one sale fell under $500,000 (12 Florence St, $450,000); nine fell between $500,000 and $1 million, including 54 Rockland St ($550,000), 9 School St Unit 9 ($615,000), 110 East Central St Unit 7 ($735,000), 9 Morgan Dr Unit 304 ($765,000), 21 Nimitz Cir ($788,000), 6 Hopewell Farm Rd ($820,000), 4 Brigham Ct ($850,000), 4 Maple St ($880,000) and 29 Pearl St ($911,000); and three sales exceeded $1 million (59 Everett St, 48 Wethersfield Rd and 79 Speen St).

MARKET NOTES

Three of the 20 recorded transfers were condominium units, identified by unit number in the deed: 9 Morgan Dr Unit 304, 9 School St Unit 9 and 110 East Central St Unit 7. Property type for the remaining 17 addresses is not specified in the deed data. All seven of the transfers with no disclosed sale price were transfers into trusts bearing the same surname as the grantor -- for example, Kristian Bakken and Kara A. Bettigole transferring 19 Fox Hill Dr to a revocable trust with Bakken as trustee, and Elizabeth G. Pitts transferring 50 Silver Hill to the Elizabeth G. Pitts Living Trust. One sale, 12 Florence St, involved a buyer recorded as an entity, Florence Street LLC, rather than an individual. Beds, baths and square footage were not available in the deed records for any address.
