Natick Median Home Sale Price Reaches $880,500 Amid Wide-Ranging Deals

NATICK -- Natick recorded 19 property sales between June 26 and July 25, with prices ranging from $297,500 to $2,010,000. Among the 16 sales with disclosed prices, the median sale price was $880,500.

MARKET OVERVIEW The registry recorded 19 total transfers during the period, 16 of which included a disclosed sale price. Disclosed prices ranged from $297,500 for a Village Rock Lane condominium unit to $2,010,000 for a home on Woronoco Drive, with a median of $880,500. Three transfers -- at 184 Mill St, 27 Westlake Rd and 10 Bunker Hill Ln -- did not include a disclosed consideration amount. Based on raw count alone, 19 recorded transfers in a one-month span represents a moderate volume of activity for the town; the data does not include comparative figures from prior months or other communities.

TOP SALES The month's highest-priced transaction was 1 Woronoco Dr, which sold for $2,010,000. Sellers Robert W. and Teresa Laurence transferred the property to buyers Kevin and Kerri Holmsten. At 75 Cottage St, Cottage LLC sold the property for $1,900,000 to Joseph and Melain Volpicelli. Cypress LLC sold 9 Cypress Rd for $1,735,000 to Beniam and Heidi Seyoum. At 6 Ash St, sellers Beniam Seyoum and Heidi Noland sold the property for $1,475,000 to Stephanie Jones and Rachele Marshall. Rounding out the top five, 8 Sienna Ln Unit 4 sold for $1,350,000, with seller Mary E. Litwak, as trustee, transferring the unit to buyers Shelley and Martin J. McHale Jr.

NEIGHBORHOOD BREAKDOWN No single street accounted for more than two sales during the period, with one exception: Village Rock Lane, where two condominium units changed hands -- Unit 15 for $297,500 and Unit 4 for $310,000. By price tier, three sales closed under $500,000 (all condominium units, at Silver Hill and Village Rock Lane), six sales closed between $500,000 and $1 million, and seven sales closed above $1 million, led by the Woronoco Drive and Cottage Street transactions. Several of these, including the Westlake Road and Bunker Hill Lane transfers, involved a grantor and grantee sharing the same surname. Unit-numbered addresses -- 38 Silver Hill Unit 8, 5 and 4 Village Rock Lane, and 8 Sienna Lane Unit 4 -- indicate four of the 19 sales were condominium transactions; the remaining 15 were recorded at single-street addresses without unit numbers. One name, Beniam Seyoum, appears as a buyer on the $1,735,000 Cypress Road sale and as a seller on the $1,475,000 Ash Street sale within the same month; the data does not indicate why.
