ZBA Denies Oversized Morse Street Townhouse, 5-0
Zoning Board of Appeals · Meeting of September 28, 2026
Natick Zoning Board unanimously rejects an oversized Morse Street townhouse plan. The board voted 5-0 to deny a Section 6 finding for 8 Morse Street, where applicant Richard Vitale and representative David Lyons of Good Energy Construction had proposed replacing a three-family house with a three-unit townhouse, despite cutting its height from 39 feet 7 inches to 36 feet 3 inches. Thirteen residents objected, including neighbor Rob Stackback, who calculated the project was "41 percent larger" by floor-area ratio than the already-oversized house behind it, and Natalia Cito, who said simply, "this house is too big." The same five-member board separately approved, 5-0, a variance letting the Braverman family keep living in their existing Megonko Road house while a new one is built next door, to be demolished within 90 days of occupancy.
At 34 Everett Street, the board split 4-1 twice, approving both a Section 6 finding and a variance for a garage addition housing an accessory dwelling unit after discovering a conflict between its own zoning chart and the building commissioner's determination.
